On 6 Oktober 2009 the ILC was certified as first Gold logistic property by the DGNB.

The new office and logistic centre headquarters for the firm Immogate is situated in Schwaig near Munich International Airport close to the A92 motorway. The centres' two large logistic halls are separated by a central fire partition. The incorporated sprinkler system allows each hall to have an uninterrupted floor area of up to 10,000 sqm.

The halls each have between 27-30 lorry docking bays allowing the loading and unloading of goods to each segment of the hall. Internal flexibility can be achieved by the separation of each hall into a further eight separate rental segments. A further 3,000 sqm Mezzanine area for extra storage space or office space is situated over the loading bays.

The sustainability concept for the project stipulates the economic use of materials in the structure, resulting in the use of carbon neutral timber roof beams. The concrete flooring is free of reinforced steelwork and extra energy saving natural roof lighting openings were planned in the roof structure.
